When walls and ceilings have been damaged, everything behind them will usually be damp/wet. We will moisture test all areas and ensure timbers or concrete surfaces are thoroughly dried with dehumidifiers and chemically treated to avoid smells and rot developing later. Only after this is done will we carry out plaster and decorative repairs.

INCIDENT

Ceilings and walls of a public library had been damaged by a leak in a toilet cistern of a cloakroom in the offices above. The leak had been fixed by the maintenance contractor of the facilities department of the building and the managing agents of the freeholder had asked us to deal with the resultant damage under insurance.

CLIENT CONCERNS

As the damage was to the public areas of a library the managing agents wished to have the repairs done by a contractor who would cordon off the affected areas and work on the repairs without the library having to close down.

HOW WE HANDLED THE CLAIM

The managing agents acting for the freeholder were in London and were unable to attend any meeting with the insurer’s loss adjusters and asked us to meet with the loss adjuster, explain the incident and how it had been dealt with by the building management. We were able to present the claim and necessary documents to the adjuster resulting in the claim being agreed in the same meeting. Repairs were commenced on dates to suit the management at the library and completed swiftly with a minimum of disruption.

INCIDENT

The ceiling and walls of a ground floor flat were visibly damaged by a leak from a washing machine in the flat above.

CLIENT CONCERNS

The client was in the middle of selling his property and did not want the buyer’s surveyor to be put off by the damage and report adversely to the buyers as this might result in the sale falling through or a downward negotiation on price. Additionally, he was worried that insurers might drag their feet on approving repairs which would slow down the sale.

HOW WE HANDLED THE CLAIM

We explained to our client that in such a situation it would be best to explain to the buyers / surveyors that there had been a leak but more importantly that the repairs and necessary drying out of the affected areas was being dealt with professionally as this would allay any fears the buyer had about the purchase. Once the claim was agreed with insurers we proceeded to dry out the property straight away and completed repairs directly afterwards.
